Our promise

    Every Host completes an application before joining wellspace.

    We work with Hosts to ensure listings are accurate, expectations are clear and our Host Standards are understood before accepting bookings.

    All wellspace Hosts agree to maintain high standards of:

    • Honest listings
    • Clear communication
    • Respectful hospitality

    These standards help create a consistent experience across every wellspace property.

  • Clear expectations

    Guests receive clear information about each space before booking, including facilities, house rules and any important information to help them prepare for their visit.

  • Safety first

    Hosts are responsible for maintaining safe, well-presented spaces and ensuring appropriate insurance arrangements are in place.

    Guests are expected to follow all house rules and use facilities responsibly throughout their visit.

  • Privacy and respect

    We believe every booking should feel comfortable and respectful.

    Hosts and Guests are expected to communicate courteously, respect each other’s privacy and treat every property with care.

    If something doesn’t go to plan, our team is here to help.

    We’re committed to resolving issues fairly and continually improving the wellspace experience through feedback from both Hosts and Guests.

House Rules

Before you arrive

  • Please arrive within your booked window. Running more than 15 minutes late? A quick message to your host helps them plan.

  • Only the guests confirmed on your booking should attend - if plans change, ask your host first.

  • Pools, saunas and hot tubs aren't suitable for every health condition. Please use your own judgement, and check with your host in advance if you're unsure.

While you're there

  • Treat the space as you'd want your own treated.

  • Your host will share specific notes for their space - pool depth, sauna timers, how things work. Worth a read before you arrive.

  • Keep noise reasonable - these are homes, often with close neighbours.

  • No smoking, vaping, or illegal substances. Alcohol and pets are welcome only if your host's listing allows it.

  • Bringing children? They're your responsibility throughout, and swimmers should be confident unless your host states otherwise.

Before you leave

  • Leave the space as you found it - surfaces wiped, equipment returned, nothing left behind.

  • If something gets damaged, let your host know straight away. It happens - hiding it is the only real problem.

  • Feel free to photograph the amenity itself; please ask before photographing the rest of the home.

If something isn't right

  • If the space doesn't match its listing, or you feel unsafe, leave and contact us immediately. We'll take it from there.

Cancellations

  • More than 24 hours before your session: full refund.

  • Within 24 hours: maybe subject to a partial charge

  • Within 2 hours, or a no-show: no refund.

  • If your host cancels: you'll always receive a full refund.

Insurance & Liability

Most UK home insurance policies don't automatically cover paying guests, so we ask all hosts to check with their insurer before listing - this is usually a quick call or a look at your policy documents.

If you need to add cover, it's normally straightforward: standalone public liability insurance is widely available from UK insurers for home-based activities, typically from around £5–10 a month, and some insurers include it automatically once you declare paying guests. We're happy to point you toward insurers who understand this kind of arrangement if that's useful.

To list on wellspace, we ask hosts to confirm they have appropriate public liability cover in place before accepting bookings.

During our founding phase, this is how we handle insurance. As wellspace grows, we're working on platform-wide coverage options to make this even simpler for hosts.
